Raisins, a Diagonal Railroad and a Peach of a City
Selma was formed in 1880 by local farmers as a farming community and railroad station. The railroad cut diagonally across the original 40-acre townsite, with smaller parcels nearest the tracks and larger farms at the edges, and an 1892 plat map shows a street layout that has changed little since. The city incorporated on March 15, 1893.
Wheat gave way to fruit, notably raisins, as irrigation improved, and growing, packing and shipping operations for grapes, peaches and other fruit followed. The City has called Selma both "A Peach of a City" and the "Raisin Capital of the World." It sits where State Route 43 meets State Route 99, and large non-farm businesses such as Walmart, Toyota and Home Depot have located here, with big-box centers on the north side of town.
Census estimates count 24,659 people and 7,794 housing units in Selma, with 60% of occupied homes owner-occupied.

Neighborhoods named in Selma's 2023-2031 Housing Element and its downtown business district, located by their streets.
Downtown Selma
The historic downtown commercial core is one of Selma's main shopping areas along with the SR 99 corridor. Since October 2022 it has been covered by the Downtown Selma Business Improvement District, a partnership of the City and downtown business owners that offers storefront improvement grants.
Washington
South of Nebraska Avenue on both sides of Thompson Avenue, down to Blaine Avenue and Valley View Street, the Washington neighborhood is mostly small-lot single-family homes with some small multifamily properties.
Whitson Street
The Whitson Street neighborhood sits between SR 99 and East Front Street beside the San Joaquin Valley Railroad, where many of Selma's industrial uses are, and has small-lot houses and some small multifamily buildings.
Northside
North of Hillcrest Street, east of South Thompson Avenue and west of McCall Road at the city's northern edge, Northside was built as planned residential subdivisions on larger lots, away from the commercial streets.
Mulberry
Mulberry lies along Selma's eastern edge, north of Floral Avenue and east of SR 99.
Older Blocks by the Tracks, Larger Lots at the Edges
Many Selma houses are old: PropertyRadar's records place 21% of the single-family homes with a Selma address before 1950 and another 18% in 1950 through 1969, while 35% went up from 1990 through 2009. Counting every housing type, Census estimates put 70% of units in single-family detached houses and 7% in mobile homes.
Homes built before 1978 can still have lead-based paint, which was banned for home use that year, and federal law requires sellers of most of that housing to disclose lead hazards they know about. Selling to us doesn't require fixing anything first; we buy houses as-is.
| Year built | Single-family homes | Share |
|---|---|---|
| Before 1950 | 1,273 | 21% |
| 1950–1969 | 1,122 | 18% |
| 1970–1989 | 1,177 | 19% |
| 1990–2009 | 2,153 | 35% |
| 2010 or later | 415 | 7% |

Selma by the Numbers
Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Selma site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $375,000 and fewer than half are at or below $350,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
There are 6,140 single-family houses with a Selma site address in PropertyRadar's records. 320 of them, roughly 5%, show unpaid property taxes, 1,425 have an owner who gets mail elsewhere, and 34 were for sale on the pull date. Half of PropertyRadar's value estimates land at or below $375,000.

Probate, Foreclosure and Public Records for Selma Homes
If a Selma resident's estate goes through probate, the case belongs to the Superior Court of California, County of Fresno, and a petition filed with the Probate Clerk at the B.F. Sisk Courthouse, 1130 O Street, Third Floor, in Fresno opens the case. Unless the sale is made under independent-administration authority, selling a house out of a probate estate has to be reported to and confirmed by the court before title passes to the buyer. A California attorney can tell you which path applies.
Foreclosure first appears on the public record when the Notice of Default is recorded with the county recorder. Notice of sale can't be given until about three months after that recording, and the sale date can't be earlier than three months and 20 days after it (Civil Code 2924). Selma deeds and foreclosure notices are recorded with the Fresno County Recorder at 1250 Van Ness Ave in Fresno.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation. Selma Home Seller Questions
How old is Selma's street layout?
An 1892 plat map of the original town shows a layout that did not change significantly over the next 130 years, apart from the subdivision of larger farm tracts, and the railroad cut across that 40-acre townsite on a diagonal.
Is anything being done to help downtown Selma?
Yes. The Downtown Selma Business Improvement District was set up in October 2022 by the City and downtown business owners, and it offers storefront improvement grants.
Do you buy Selma houses with code violations?
Yes. Liens, back taxes or city code violations are situations we buy in. Selma's own Code Enforcement unit handles complaints about abandoned or foreclosed homes, property code issues and blight.
Are there any fees or commissions?
No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).
Do I need to make repairs or clean out the house?
No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.
Am I obligated to accept your offer?
Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
