Selling in Kingsburg

Kings River Switch, Kingsbury, Kingsburgh, Kingsburg

Kingsburg's best-known landmark is its water tower, shaped like an antique Swedish coffee pot. State Route 99 and the Southern Pacific line split the city into eastern and western sectors, and commercial activity is concentrated along the SR 99 corridor.

It took the town a while to settle on a name. It started as a Central Pacific flag stop called Kings River Switch; when the present townsite was drawn up in 1874 it became Kingsbury, two years later Kingsburgh, and in 1894 it took today's spelling. In 1908 the 'drys' carried the day: Kingsburg incorporated and all but two of its saloons were closed.

Census estimates count 12,755 residents and 4,681 housing units in Kingsburg, and 72% of occupied homes are owner-occupied.

Where we buy in Kingsburg

East and West of 99

Kingsburg's named neighborhoods, placed by the highway, the tracks and the city edges.

Downtown (the Swedish Village)

Downtown is where the Swedish Village look lives, with Swedish-style architecture, banners on the lampposts and brightly painted Dala horses. The City promotes a form-based code there and is setting clear, objective standards for single-family, multifamily and mixed-use housing in the Swedish Village.

Bicentennial Park

West of SR 99, Bicentennial Park holds many of Kingsburg's older homes, next to the original railroad that drove the town's early growth.

Lincoln Square

Lincoln Square takes up the city's southeast corner, just east of downtown.

Kamm/Madsen

Up in the northeast corner, the Kamm/Madsen neighborhood includes recreational facilities and the Kingsburg Historical Park.

North Kingsburg

The North Kingsburg neighborhoods sit east of SR 99 and west of 18th Avenue.

Local housing stock

Where the Older Kingsburg Houses Are

Kingsburg's older homes cluster in two spots: west of SR 99 in Bicentennial Park, and east of the highway south of Sierra Street and west of 21st Avenue. PropertyRadar's single-family records count 668 houses built before 1950 and place 37% in the 1990 to 2009 range. Census estimates for all housing types give a median year built of 1987, with 39% of units built before 1980.

Any house from before 1978 could have lead-based paint. It was banned for residential use that year but still turns up in millions of homes, and under federal rules sellers of most pre-1978 housing disclose the lead hazards they know of. From an old roof to foundation issues, we buy houses as-is.

Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Kingsburg site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $450,000 and fewer than half are at or below $425,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.

PropertyRadar counts 3,792 single-family houses with a Kingsburg site address; 80% appear to be owner-occupied and 758 are held by owners whose mail goes elsewhere. On the pull date 18 were for sale, and the median PropertyRadar value estimate fell between $425,000 and $450,000.

Fresno County process

Probate, Foreclosure and Public Records for Kingsburg Homes

Probate for a Kingsburg resident is filed with the Superior Court of California, County of Fresno, at the Probate Clerk's Office in Room 300 of the B.F. Sisk Courthouse, 1130 O Street, Fresno, and a court examiner reviews each petition and posts notes on possible deficiencies before the hearing. If the estate includes a house, the personal representative has to file a change in ownership statement with the county recorder or assessor no later than the filing of the inventory and appraisal. A California attorney can explain what applies to a particular estate.

A foreclosure on a Kingsburg house becomes public record when the Notice of Default is recorded with the Fresno County Recorder at 1250 Van Ness Ave in Fresno, the same office that records deeds. State law lets the homeowner reinstate the loan, paying the past-due amounts plus permitted costs and fees, from the time that notice is recorded until five business days before the scheduled sale (Civil Code 2924c).

FAQ

Kingsburg Home Seller Questions

Which side of 99 has Kingsburg's older homes?

Both, in places. The Housing Element says older homes are largely located west of SR 99 in Bicentennial Park and east of SR 99, south of Sierra Street and west of 21st Avenue.

Are there design rules for housing in downtown Kingsburg?

The City promotes a form-based code downtown and is setting objective standards for single-family, multifamily and mixed-use housing in the Swedish Village. Check with the City before planning changes to a downtown property.

What's a Kingsburg house worth?

There's no single number, but PropertyRadar's automated estimates place the median Kingsburg single-family house between $425,000 and $450,000. Our offer comes from walking your house and looking at recent sales nearby, not from that estimate.

Are there any fees or commissions?

No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).

Do I need to make repairs or clean out the house?

No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.

Am I obligated to accept your offer?

Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
