The Fruit Basket Town on the Kings River
The Kings River runs through Reedley, a town that has been known as the Fruit Basket of the World since 1946 and still has thirty fruit and vegetable packing facilities.
It started as a rail stop. Southern Pacific branch lines arrived in 1888, and Thomas Law Reed deeded a half-interest in a 360-acre town site to a Southern Pacific subsidiary; railroad officials named the settlement after him. When a fire wiped out two blocks of downtown, shopkeepers rebuilt in brick, and the building that holds the Opera House went up in 1903. Ten years later residents gathered in that Opera House to vote for incorporation.
Census estimates count 25,609 people and 7,619 housing units in Reedley today, with 44% of occupied homes rented.

Named parts of Reedley, described by location and what's built there.
Downtown and the original town site
The first town site ran from North Avenue to South Avenue (now East Dinuba Avenue) and from East Avenue to West Avenue (now Reed Avenue), with the business center on the east side of the tracks along G and 11th streets.
City Center East and City Center West
The City points to these two central neighborhoods as places with older housing units.
S. Columbia / E. Early Avenue
The neighborhood around South Columbia and East Early avenues is on the same City list of areas with older housing.
Riverbottom
Riverbottom follows the Kings River just south of Reedley College, and the City names it among the river-adjacent neighborhoods at risk of flooding.

Pre-1950 Houses Near Downtown, Newer Tracts Farther Out
Reedley College opened its current campus at Reed and Manning avenues in September 1956, and by then the city reached north past Manning Avenue to Cypress Avenue, east to Buttonwillow Avenue, west to South Hope Avenue and south to West Shoemake Avenue. PropertyRadar's records list 1,215 single-family houses, roughly 19%, built before 1950, plus 20% from 1950 through 1969. Census estimates, which cover every housing type, place 45% of Reedley's units before 1980 and count 5% as mobile homes.
Age brings a disclosure issue with it. Lead-based paint was banned in homes in 1978 yet is still found in millions of them, and for most housing built before then, federal rules make sellers disclose the lead paint hazards they know of. Since we buy houses as-is, you can leave the repairs to us.
| Year built | Single-family homes | Share |

Reedley by the Numbers
Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Reedley site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $375,000 and fewer than half are at or below $350,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
PropertyRadar counts 6,232 houses with a Reedley site address, and on the pull date only 9 were listed for sale. Owners who live elsewhere hold 1,198 of them, and the median PropertyRadar value estimate sits in the $350,000 to $375,000 range.

Probate, Foreclosure and Public Records for Reedley Homes
A Reedley resident's estate goes through the Superior Court of California, County of Fresno, where a probate case starts with a petition filed at the Probate Clerk's Office, Room 300 of the B.F. Sisk Courthouse, 1130 O Street, Fresno. The Fresno court says a simple estate in which property doesn't need to be sold can be finished in six months or less, while complicated estates, or heirs who can't work together, can take much longer; a California attorney can speak to your specific situation.
Foreclosure goes public when a Notice of Default is recorded at the county recorder, and the lender mails the borrower a copy by certified mail within 10 business days (Civil Code 2924b). A notice of trustee's sale is recorded at that same office at least 20 days before any sale (Civil Code 2924f). For Reedley homes this is the Fresno County Recorder at 1250 Van Ness Ave in Fresno, which also records deeds; under a county ordinance announced in October 2026, owners can voluntarily record a Real Property Fraud Prevention Notice that asks for extra identity verification before a sale or loan closes, without preventing a sale.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation.
