The Buckle of the Raisin Belt
Parlier once went by the nickname "buckle of the raisin belt," earned when a raisin processing plant was established in town. The city incorporated in 1921, after the plant opened, and during the Great Depression the plant relocated outside the city, a hard hit to the local economy.
The roots go back further, to the Parlier family's 640-acre farm on the present city site; Parlier was instrumental in providing the right-of-way for a Santa Fe Railroad spur and depot.
Census estimates now put Parlier at 14,507 people and 3,853 housing units, with occupied homes split 54% renter-occupied and 46% owner-occupied.
The 1921 Town Limits and What Grew Around Them
Three parts of Parlier, located by the streets that bound them.
The original town
At incorporation Parlier ran from Newmark Avenue on the west to Zediker Avenue on the east, and from Manning Avenue on the south to 4th Street on the north. The railroad ran the length of Parlier Avenue with its depot between Fig and J streets, and packing plants made up most of what is now Fresno Street south to Tulare Street.
South Newmark and South Zediker
These two neighborhoods, east of S. Newmark Avenue and south of Fresno Street, hold many of Parlier's older homes.
Zediker
In northeast Parlier, the Zediker neighborhood has slightly larger homes than other parts of the city.
Parlier's Houses, Era by Era
PropertyRadar's single-family records show 396 Parlier houses built before 1950, about 15%, along with 39% from 1990 through 2009 and 15% from 2010 on. Census figures, which include apartments and every other housing type, count 61% of units as detached single-family houses and 14% in buildings of two to four units. The southwestern part of the city is still largely undeveloped, with homes there only north of E. Manning Avenue.
With older houses, lead-based paint is the hazard federal rules single out: it was banned for home use in 1978, it is still in millions of homes, and sellers of most housing built before 1978 must disclose lead paint hazards they know about. Whatever the house needs, foundation, roof, plumbing, fire or water damage, we buy houses as-is.

Parlier by the Numbers
Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Parlier site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $325,000 and fewer than half are at or below $300,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
PropertyRadar counts 2,585 single-family houses with a Parlier site address, 81% of them likely owner-occupied and 498 owned by someone with a mailing address elsewhere. Hardly any were listed for sale on the pull date, and the median PropertyRadar value estimate lands between $300,000 and $325,000.

Probate, Foreclosure and Public Records for Parlier Homes
The estate of a Parlier resident is probated in the Superior Court of California, County of Fresno; the probate clerk is on the third floor of the B.F. Sisk Courthouse at 1130 O Street, and the court's Judicial Assignments page lists Department 402 on the fourth floor as the probate department, though assignments can change. A case is opened with a Petition for Probate (form DE-111), and the state self-help guide lists a typical filing fee of $435, with a fee waiver for people who can show financial hardship. Talk to a California attorney about the details of a particular estate.
Foreclosure documents for Parlier houses are recorded at the Fresno County Recorder, 1250 Van Ness Ave in Fresno, where deeds are recorded as well. The Notice of Default comes first and starts the public process, the sale date can be no earlier than three months and 20 days after that notice was recorded, and the notice of trustee's sale must be recorded at least 20 days before the sale (Civil Code 2924 and 2924f).
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation.
