Two Rivers, the Delta and a Deepwater Port
Captain Charles M. Weber founded Stockton in 1849, and it incorporated in 1850 and soon became the seat of San Joaquin County.
The city sits on the San Joaquin River, the Calaveras River and the San Joaquin Delta, and the Port of Stockton is an inland deepwater port. Interstate 5 and Highway 99 both serve Stockton, as do the Union Pacific and BNSF railroads. On December 4, 2018 the City Council adopted the current general plan, Envision Stockton 2040, which moved some outlying land once designated 'village' to Open Space/Agriculture and so shrank the city's possible future footprint.
Stockton has 322,326 residents and 105,162 housing units in the Census Bureau's 2020-2024 figures, and 46% of its occupied units are rented.
Stockton Neighborhoods, Historic and Planned
Older districts near the center, planned communities at the north and south ends, and a levee-side area on the west side.
Magnolia Historic District
Designated on July 30, 1984 as Stockton's first historic district, the area generally bounded by Harding Way, California Street, Park Street and El Dorado Street has buildings in Queen Anne, Eastlake, Stick, Craftsman, Moderne and Spanish Revival styles. A City zoning overlay there is meant to preserve its culturally or architecturally significant structures.
University Park
Just east of the Magnolia Historic District, University Park is a 102-acre site on the grounds of the former state hospital, and Stanislaus State had moved all of its Stockton academic programs there by 1998.
Miracle Mile
Developed in the 1920s and modeled after a strip on Wilshire Boulevard in Los Angeles, the Miracle Mile runs along Pacific Avenue from Alpine Avenue to Harding Way. In 2022 the City secured a $20 million grant for it through Assembly Bill 179.
Weston Ranch
South of French Camp Slough, between Interstate 5 and the San Joaquin River, Weston Ranch began as a planned mixed-use community; the City's 1987 environmental filing covered annexing and subdividing about 1,623 acres, with 7,188 homes planned on 1,445 acres.
Spanos Park
Up in north Stockton, Spanos Park was planned as a mixed-use community on both sides of Interstate 5, near Bear Creek and Pixley Slough.
What Stockton's Housing Stock Is Made Of
PropertyRadar's single-family records spread Stockton's houses across every era: 18% predate 1950, 20% come from 1950-1969, 22% from 1970-1989 and 34% from 1990-2009. Across all housing types, the Census Bureau estimates that 22% of units were built before 1960, with a median year built of 1980.
A house from before 1978 brings a federal disclosure into the deal, since the seller of most such homes must tell the buyer about known lead-based paint and lead hazards before the buyer is committed. The EPA says that paint, banned for home use in 1978, still turns up in millions of homes. In the Magnolia district, a pre-sale renovation may also have to account for the zoning overlay meant to preserve significant structures. Selling the house as-is avoids that project altogether.
| Year built | Single-family homes | Share |
|---|---|---|
| Before 1950 | 15,376 | 18% |
| 1950–1969 | 16,724 | 20% |
| 1970–1989 | 18,057 | 22% |
| 1990–2009 | 28,525 | 34% |
| 2010 or later | 4,938 | 6% |

Stockton by the Numbers
Source: PropertyRadar property records, pulled October 20, 2026. Counts cover single-family properties with a Stockton site address in San Joaquin County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $425,000 and fewer than half are at or below $400,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
PropertyRadar has 83,620 single-family homes on file with a Stockton site address, and 17,758 of them, roughly 21%, have an owner mailing address other than the house. When the data was pulled, 179 were in preforeclosure, 59 were at the auction stage, 876 were flagged vacant and 85 were listed for sale. Their median PropertyRadar value estimate sits between $400,000 and $425,000.
Stockton Rules and Risks Owners Deal With
Rentals on a four-year cycle
Stockton's Municipal Code calls for every residential rental unit, single-family rentals included, to be inspected at least once every four years unless it is in the City's self-certification program or exempt. If you'd rather not go through another round, you can sell with the tenants still in the house. Read the guide →
The 180-day mark
Under Stockton's abandoned and vacant property ordinance, a building left vacant more than 180 days is a public nuisance unless an exception applies, and the owner or a local property manager must inspect vacant property every month. PropertyRadar flags 876 Stockton single-family homes as vacant.
Levee country
The Army Corps' Lower San Joaquin River Project will strengthen 23 miles of levee along the San Joaquin and Calaveras rivers to reduce flood risk in north and central Stockton, and completion is scheduled for 2039. If water has already damaged your floors or foundation, we buy the house as-is. Read the guide →
A sale date on the calendar
PropertyRadar showed 179 Stockton homes in preforeclosure and 59 at the auction stage. A California trustee's sale can be set no earlier than three months and 20 days after the Notice of Default is recorded (Civil Code 2924). A California attorney can explain what that timeline means for you. Read the guide →
Probate, Foreclosure and Public Records for Stockton Homes
Since February 3, 2025, the San Joaquin County Superior Court's Probate Department has been in Lodi, in Department L2 at 315 W. Elm Street, so probate for a Stockton estate is handled there. About 10 to 15 days before a hearing, a probate examiner posts a Probate Note on the court's website listing what needs fixing, and the petitioner must respond at least a week ahead or the matter is continued. Talk with a California attorney about the estate you're handling.
The Notice of Default that opens a California foreclosure, and the Notice of Trustee's Sale that follows it, are both recorded with the county recorder where the property sits. Here that is the San Joaquin County Recorder-County Clerk, Second Floor, Suite 260, at 44 N. San Joaquin Street in Stockton, which records documents the same day until 4:00 pm. Since September 1, 2015, the county has mailed a courtesy notice to the owner listed with the Assessor when documents such as deeds are recorded, and no sign-up is required. A California real estate attorney can explain any notice recorded against your house.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation. Stockton Home Seller Questions
How long does probate take for a Stockton house?
The California courts' self-help guide says a formal probate case has three main parts, opening the case, administering the estate and closing it, and typically takes 9 to 18 months, sometimes longer. For a Stockton estate those hearings take place in Lodi, Department L2.
Can I pay off defaulted property taxes on a Stockton house over time?
San Joaquin County offers a five-year payment plan that starts with at least 20% of the redemption amount plus current-year taxes, and property left in tax default for five years becomes subject to the Treasurer-Tax Collector's power of sale. That office is on the First Floor, Suite 150, at 44 North San Joaquin Street in Stockton. PropertyRadar flags 137 Stockton single-family homes as tax-delinquent.
Do Stockton single-family rentals need city inspections?
Generally, yes. Chapter 8.32 of the Municipal Code calls for every residential rental unit, single-family homes included, to be inspected at least once every four years; units in the City's self-certification program and exempt units are the exceptions.
Are there any fees or commissions?
No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).
Do I need to make repairs or clean out the house?
No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.
Am I obligated to accept your offer?
Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
