Selling in Manteca

From Cowell Station to Manteca

The town began as Cowell Station, named for Joshua Cowell, who had donated the right-of-way for the railroad, and in 1904 or 1905 the Southern Pacific renamed the stop Manteca for a local creamery. Local tradition holds that the farmers picked 'Monteca' and the railroad spelled it wrong. Manteca incorporated on May 28, 1918, and Cowell went on to be its first mayor.

Irrigation fueled the early growth: the South San Joaquin Irrigation District was created in 1909, Goodwin Dam on the Stanislaus River was completed, and the Spreckels Sugar Company opened a mill in 1918 that stayed an important regional industry. Population growth turned rapid in the early 1950s, and from the 1970s on, better infrastructure and attractively priced homes brought even more. Highway 99 carries traffic north and south through the city, and State Route 120 east and west.

About 89,043 people live in Manteca per the 2020-2024 American Community Survey, and owners occupy 72% of its occupied homes.

Where we buy in Manteca

Manteca's Downtown, Its Entertainment Zone and the Old Sugar Factory Land

A historic downtown and two large City-planned areas built around very different uses.

Downtown Manteca

Manteca grew from the corner of today's Yosemite Avenue and Main Street, where Joshua Cowell first set up. The General Plan's downtown designation is meant to preserve the area's historic, pedestrian-scale character and favors condominiums, townhomes and second- and third-floor apartments for housing.

Family Entertainment Zone

Within the city limits near Daniels Street and Milo Candini Drive, the Family Entertainment Zone is a 210.7-acre plan, first approved on February 16, 2016, for indoor and outdoor sports fields, retail and a hotel with an indoor water park.

Spreckels Avenue industrial area

Land at Spreckels Avenue and Phoenix Drive was once part of the Spreckels Sugar Factory, whose mill opened in 1918, and that site is now zoned Business Industrial Park.

Local housing stock

Manteca's Housing Leans New

PropertyRadar's single-family records show how much of Manteca went up recently: 34% of houses date from 2010 or later and 29% from the years 1990 to 2009, while 920 were built before 1950. Counting apartments and every other housing type, the Census Bureau gives a median year built of 1995, with 44% of units from 2000 on.

The older part of the stock comes with a federal lead rule: for most homes built before 1978, the seller has to disclose any known lead-based paint and hazards before the buyer signs. The EPA notes the paint was banned for home use in 1978 but still sits in millions of houses. Dated kitchen, failing roof or cracks in the foundation, we'll take the house in whatever shape it's in.

Source: PropertyRadar property records, pulled October 20, 2026. Counts cover single-family properties with a Manteca site address in San Joaquin County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $600,000 and fewer than half are at or below $575,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.

Manteca has 27,391 single-family homes in PropertyRadar's records, 83% of them owner-occupied, and 4,702 have an owner who receives mail somewhere else. The pull turned up 48 houses listed for sale, 35 in preforeclosure and 15 in the auction stage. PropertyRadar's value estimates have their median between $575,000 and $600,000.

Local situations

Manteca Sale Situations, With Local Context

The 30-day definition

Manteca's ordinance treats a building that has stayed unoccupied, unsecured or boarded for more than 30 days as vacant, and generally doesn't allow one to stand vacant past 30 days unless an exception applies, such as being in the active process to be leased or sold; a boarded building must begin rehabilitation within 30 days. PropertyRadar shows 70 Manteca homes as vacant.

A notice posted on the door

When PropertyRadar's data was pulled, 35 Manteca houses were in preforeclosure and 15 in the auction stage. A notice of trustee's sale must be posted on a door of a single-family home and in a public place at least 20 days before the sale, and published once a week for three consecutive weeks (Civil Code 2924f). A California attorney can explain what those dates mean for you. Read the guide →

Selling a rental with people in it

Owners whose mail goes elsewhere hold 4,702 of Manteca's single-family homes in PropertyRadar's count. We buy rentals with the tenants still living in them. Read the guide →

San Joaquin County process

Probate, Foreclosure and Public Records for Manteca Homes

For a Manteca estate, probate is handled by the San Joaquin County Superior Court in Lodi, where the Probate Department has occupied Department L2 at 315 W. Elm Street since February 3, 2025. Under the court's local rules, petitions and their supporting papers must be on file 30 calendar days before the hearing, and when an estate's inventory includes California real estate, a copy of the deed by which the decedent acquired title is lodged with it. A California probate attorney can explain how those rules apply to your estate.

Foreclosure notices for Manteca homes are recorded in San Joaquin County: first the Notice of Default, then the Notice of Trustee's Sale at least 20 days before the sale date (Civil Code 2924 and 2924f). The Recorder-County Clerk's office at 44 N. San Joaquin Street, Suite 260 in Stockton records deeds as well, and when an owner has died its FAQ says to record the matching form, such as an Affidavit Death of Joint Tenant, together with the death certificate. For your own situation, talk with a California real estate attorney.

FAQ

Manteca Home Seller Questions

Is Lathrop part of Manteca?

No. Lathrop is a separate city on Manteca's western border, and unincorporated San Joaquin County lies to the north, south and east.

Does Manteca rely only on well water?

No. Since June 2005 the South San Joaquin Irrigation District's Nick C. DeGroot Water Treatment Plant has sent treated surface water from Woodward Reservoir to Manteca, along with Tracy and Lathrop, after the cities' heavy reliance on groundwater left them exposed to falling groundwater levels and rising salinity.

When does Manteca treat a house as vacant?

Chapter 8.18 of Manteca's Municipal Code treats a building that has been unoccupied, unsecured or boarded for more than 30 days as vacant, and a boarded building has to begin rehabilitation within 30 days of being boarded. The rule has exceptions, such as a house that is under active repair or actively being leased or sold.

Are there any fees or commissions?

No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).

Do I need to make repairs or clean out the house?

No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.

Am I obligated to accept your offer?

Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
