Selling in Mendota

From Switching Stop to the Cantaloupe Center

Mendota began in 1891, when the Southern Pacific set up a storage and switching facility here; a business district grew around the repair stop, and after the rail station closed in 1910 the town entered a period of slow growth. It did not incorporate as a city until 1942.

Water turned things around. Once state water projects delivered a dependable irrigation supply, farming took hold, and Mendota became known as the "Cantaloupe Center of the World." Commercial activity concentrates along State Routes 33 and 180, Seventh Street and Bass Avenue at Barboza Street, and the San Joaquin River and Fresno Slough lie to the east.

A Federal Correctional Institution built outside the city boundaries created demand for workers and housing, and in 2014 the City adopted the River Ranch Specific Plan for about 641 acres in southern Mendota, planned for 1,135 to 2,141 homes; as of 2023, most of that land was outside city limits. Census estimates count 12,577 residents and 3,300 housing units in the city today.

Where we buy in Mendota

Seventh Street, Oller Street and the Highway 33 Side

Three parts of Mendota that the City's Housing Element and General Plan describe by name.

Downtown and the 7th Street corridor

Seventh Street is downtown Mendota's main corridor, and the City recently finished rebuilding neighboring 6th Street between SR 180 and SR 33.

Oller Street neighborhood

Along Pucheu Street on the west side of the Union Pacific Railroad, the Oller Street neighborhood has some of the city's older homes. Mendota's oldest housing is mostly south of Oller Street, which is State Route 180, and east of Derrick Avenue, closest to the original commercial district and the rail line.

Derrick Avenue (SR 33)

State Route 33 runs north-south through Mendota as Derrick Avenue, near the western edge of the city, and meets SR 180 near 2nd Street in the northwest part of town. Its southern stretch is mostly commercial, surrounded by apartments and older homes.

Local housing stock

Young Housing Around a Small Old Core

Most of Mendota's housing is relatively recent, and the newer subdivisions around the edge of town have larger homes than the typically small, one-story houses in the older neighborhoods. Census estimates put the median year built across all units at 1998, with 47% built in 2000 or later. PropertyRadar's single-family records divide the houses into 27% from 1970 through 1989, 29% from 1990 through 2009 and 21% from 2010 on, plus 160 houses older than 1950.

For the older ones, keep in mind that lead-based paint was banned for home use in 1978 but is still present in millions of homes, and sellers of most pre-1978 housing must disclose lead hazards they know about. Old roof, foundation issues, outdated everything: we buy houses as-is.

Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Mendota site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $325,000 and fewer than half are at or below $300,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.

PropertyRadar counts 1,813 single-family houses with a Mendota site address. 104 of them, about 6%, were behind on property taxes when the data was pulled, and 395 have an owner who gets mail somewhere else. Half of the houses with a PropertyRadar value estimate are valued at or below $325,000.

Fresno County process

Probate, Foreclosure and Public Records for Mendota Homes

If a Mendota estate needs probate, it goes to the Superior Court of California, County of Fresno; the case starts with a petition filed with the Probate Clerk on the third floor of the B.F. Sisk Courthouse, 1130 O Street in Fresno. Notice of the hearing must run in a newspaper of general circulation, with the first publication at least 15 days before the hearing. For questions about a particular estate, talk with a California attorney.

For a first-lien loan on an owner-occupied home of one to four units, the servicer first has to contact the borrower, or complete diligent attempts, to talk about options, and cannot record a Notice of Default until 30 days after that contact or due diligence; Civil Code 2923.55 sets this rule for most servicers, and Civil Code 2923.5 sets it for the smaller servicers defined in Civil Code 2924.18. The Notice of Default, once recorded with the county recorder, starts the formal public process. Mendota's deeds and foreclosure notices are recorded at the Fresno County Recorder, 1250 Van Ness Ave in Fresno.

FAQ

Mendota Home Seller Questions

Is the federal prison inside Mendota's city limits?

No. The City's Housing Element says the Federal Correctional Institution is outside the city boundaries, though it created a need for employees and housing in town.

Is my Mendota house in a flood zone?

Very few residential areas are. The Housing Element says very few areas in the city's core or overlapping with homes have heightened flood risk, though much of the land east and northwest of the city is in flood zones tied to the Mendota Pool; the shallow-flooding Zone AO land in eastern Mendota is mostly unpopulated farmland. Check the FEMA flood map for a specific address.

What is River Ranch?

It is a specific plan the City adopted in 2014 for about 641 acres in southern Mendota, anticipating 1,135 to 2,141 homes at full buildout; most of that land was still outside the city limits as of 2023.

Are there any fees or commissions?

No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).

Do I need to make repairs or clean out the house?

No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.

Am I obligated to accept your offer?

Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
