Collis, Then Kerman: A Watering Stop That Became a City

Kerman's name is a blend of two others. The Southern Pacific set up a watering station here in 1891 and called it Collis, after railroad president Collis P. Huntington, and in 1906 the town was renamed by combining the last names Kerckhoff and Mansar.

Water from the new Enterprise Canal, fed by the Kings River, got the town growing quickly, and in 1921 Madera Avenue, the main commercial street, was paved north from the Southern Pacific tracks to the Madera County line at the San Joaquin River. Residents voted to incorporate in 1946, when Kerman had 1,050 people.

Census estimates now put Kerman at 16,815 residents and 5,481 housing units, with occupied homes split 51% owner-occupied and 49% rented.

Where we buy in Kerman

Around Veterans Memorial Park and Out to the Corners

How Kerman's residential areas spread out from the original grid.

Original downtown grid

The first townsite is a street grid bounded by California Avenue on the south, G Street on the north, First Street on the west and Ninth Street on the east. Veterans Memorial Park runs through its center, surrounded by older single-family homes, duplexes and small multifamily buildings.

South Madera Avenue and Kerckhoff Park

Shops and businesses grew northward along South Madera Avenue, work on Kerckhoff Park started in 1936, and the residential neighborhoods around them expanded east and west.

Kiwanis Park

Kiwanis Park is the residential neighborhood in Kerman's northeastern corner.

Central Kerman

Despite its name, the Central Kerman neighborhood is on the city's northwestern side.

Local housing stock

A Small Old Grid and a Lot of 1990s and 2000s Houses

Most of Kerman's houses are fairly recent. PropertyRadar's single-family records date 46% of them to 1990 through 2009 and 18% to 2010 or later, compared with 470 built before 1950. Across every housing type, Census estimates put the median year built at 1993 and count 11% of units in buildings with two to four homes.

For Kerman houses built before 1978, the federal lead paint rule applies: lead-based paint was banned for homes that year but lingers in millions of them, and sellers of most housing that old have to disclose lead hazards they know about. Repairs aren't a prerequisite for selling to us, because we buy houses as-is.

Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Kerman site address in Fresno County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $425,000 and fewer than half are at or below $400,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.

PropertyRadar's count of single-family houses with a Kerman site address is 3,937. Of those, 3,228 appear to be owner-occupied and 709 have an owner with a mailing address somewhere else, and 9 were up for sale on the pull date. The median of PropertyRadar's value estimates falls between $400,000 and $425,000.

Fresno County process

Probate, Foreclosure and Public Records for Kerman Homes

Anyone holding the original will of a Kerman resident who has died must deliver it within 30 days of learning of the death to the superior court clerk in the county where the estate may be administered, and for a California resident that is the county where they lived. Here that means the Superior Court of California, County of Fresno, whose probate clerk is in Room 300 of the B.F. Sisk Courthouse at 1130 O Street; parties in a non-confidential probate matter can appear remotely if they file a Notice of Remote Appearance (form RA-010) at least five court days before the hearing. A California attorney can explain how this applies to a particular estate.

In a California nonjudicial foreclosure, the lender forces a sale without going to court but has to follow steps set by law. Two of those steps happen at the county recorder: the Notice of Default is recorded there, and the notice of trustee's sale must be recorded there at least 20 days before the sale (Civil Code 2924 and 2924f). Kerman deeds and foreclosure notices are recorded with the Fresno County Recorder at 1250 Van Ness Ave in Fresno, which has free parking for customers.

FAQ

Kerman Home Seller Questions

Is Kerman in the Friant Dam inundation zone?

Kerman's Housing Element says a large percentage of the city's area is in the Friant Dam inundation zone, and that there are currently no additional residential development requirements for properties in it.

Is Kerman still mostly a farm town?

Agriculture is still the main base of Kerman's economy, and industrial parks are developing south of California Avenue and the San Joaquin Valley Railroad.

Do you buy duplexes in Kerman, not just houses?

Yes. We buy single-family homes, townhomes, condos, duplexes and small multifamily. The blocks around Veterans Memorial Park include older duplexes and small multifamily buildings mixed in with single-family homes.

Are there any fees or commissions?

No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).

Do I need to make repairs or clean out the house?

No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.

Am I obligated to accept your offer?

Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
