Dr. Moore's Farm Community Where Highways 41 and 198 Meet
Lemoore traces back to Dr. Lovern Lee Moore, who arrived in April 1871 and began organizing farm families into a community for trading; the post office that opened on September 21, 1875 took its name, Lemoore, from his name on the petition. A rail line came through in 1877 to bring in goods and ship out crops, and the tracks pulled the downtown north beside D Street and E Street, the old Front Street. The city incorporated in 1900.
Much of Lemoore's growth came from the junction of SR-41 and SR-198, which also split the city into quadrants, and the Lemoore Canal has long marked its eastern edge. Despite the name, Naval Air Station Lemoore is outside the city: the General Plan puts it about 3 miles west of the planning area, the Kings River runs between the two, and the state's roster lists the base as unincorporated. It still shaped the town, whose growth sped up after 1961, when the Navy decided to build an airstrip a few miles west.
Leprino Foods, OLAM, GV Burrows and Helena Chemical are among the major employers the City's Housing Element lists as located in Lemoore. Census estimates show 27,102 people and 9,289 housing units in the city, with occupied homes split 52% owner-occupied and 48% rented.
D Street, the Townsite and the Edges of Town
Highways 41 and 198 divide Lemoore into quadrants, and these are the parts of town the City's plans describe.
Downtown (D Street)
Iron landmark arches stand at both ends of D Street, the heart of downtown, where buildings are mostly one or two stories with shops on the ground floor. Many follow turn-of-the-century Early-American commercial styles, with some 1960s and '70s designs mixed in.
Original townsite
The residential blocks of the original townsite are laid out on a grid with alleys and zoned RN, Traditional Neighborhood, which allows multiple single-family dwellings on one lot depending on the lot's size.
West Lemoore
The West Hills College Lemoore campus anchors the western quadrant, and the City's planning area reaches about a mile past it.
Southern industrial edge
Industrial land lines the railroad south of Iona Avenue, and the City's industrial park sits on the southern edge of town, where the Housing Element discourages new homes.
Mostly Built Since 1970, Around an Older Core
The Census puts Lemoore's median year built at 1991; 31% of its housing units went up in 2000 or later, and 69% are detached single-family houses. The City's Housing Element, working from 2018-2022 Census estimates, counts about 49 percent of units as built before 1990, including about 21 percent from before 1970. In PropertyRadar's single-family records, 42% of houses date from 1990 to 2009 and 22% from 1970 to 1989, while 497 were built before 1950.
Anything built before 1978 may still carry lead-based paint, which was banned for home use that year, and federal law requires sellers of most pre-1978 housing to disclose known lead hazards before a contract is signed. Old roof, foundation issues, outdated everything: we buy houses as-is.
| Year built | Single-family homes | Share |
|---|---|---|
| Before 1950 | 497 | 7% |
| 1950–1969 | 1,025 | 15% |
| 1970–1989 | 1,523 | 22% |
| 1990–2009 | 2,926 | 42% |
| 2010 or later | 978 | 14% |
Year-built counts from PropertyRadar (same pull as the market snapshot). Homes with no recorded year built are not shown, so shares may not add to 100%.
Lemoore by the Numbers
Source: PropertyRadar property records, pulled October 20, 2026. Counts cover single-family properties with a Lemoore site address in Kings County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $375,000 and fewer than half are at or below $350,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
Of the 6,949 single-family houses PropertyRadar links to a Lemoore site address, 83% appear owner-occupied and 1,189 have absentee owners. The pull found 33 listed for sale, 13 in pre-foreclosure and 6 flagged for a foreclosure auction. PropertyRadar's estimates put a typical Lemoore house somewhere in the $350,000 to $375,000 range.

Probate, Foreclosure and Public Records for Lemoore Homes
When a Lemoore resident's estate needs probate, the petition goes to the Superior Court of California, County of Kings, whose Civil Division takes probate along with civil, juvenile and landlord-tenant matters at 1640 Kings County Drive in Hanford. The court's Standing Order No. 2026-18, filed May 4, 2026, lists probate among Department 6's case types, though assignments can change. For advice on a specific estate, talk with a California probate attorney.
On the foreclosure side, a lender's Notice of Default is recorded with the Kings County Clerk/Recorder at the Government Center, 1400 W. Lacey Blvd. in Hanford, the same office that records deeds. Any document there that affects real property must show a valid Assessor's Parcel Number and the street address on its face, or it won't be recorded. From the default's recording until five business days before the sale, Civil Code 2924c lets the owner reinstate by paying the past-due amounts plus permitted costs and fees; a California real estate attorney can check those dates for a specific loan.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation. No. The City's General Plan places the base about 3 miles west of its planning area, the Kings River runs between the city and the base, and the state's 2026 roster lists Lemoore Naval Air Station as an unincorporated area. The City's Housing Element likewise notes that the base, a major employer, is not located in Lemoore.
Can a lot in Lemoore's original townsite hold more than one house?

Who enforces property upkeep rules in Lemoore?

Do I need to make repairs or clean out the house?

Am I obligated to accept your offer?
