Dairy Country on Merced County's West Side
Gustine grew up in the early 1900s as a station on the Southern Pacific Railroad. Its depot was built in 1908, the city incorporated in 1915, and the land around it was used mainly for grain farming and cattle ranching.
Dairy has long driven the local economy. The Miller & Lux Canal came through in 1878, bringing irrigation, alfalfa and then a dairy industry, and Gustine became the dairy center of the West Side of Merced County. Food and dairy processing plants still operate in the city, and agriculture remains one of its major industries.
Census estimates count 6,133 residents and 2,675 housing units. New homes have mostly followed the existing single-family pattern, and building has been slow, partly because the city is surrounded by farmland.
Gustine's Four Residential Quarters
The City's 2024-2032 Housing Element divides Gustine into five neighborhoods split by West Avenue and South Avenue; four of them have homes.
Northeast Gustine and downtown
North of South Avenue and east of West Avenue, this quarter includes Downtown Gustine and mixes single-family and multifamily zoning with commercial and manufacturing zones.
Northwest Gustine
North of South Avenue and west of West Avenue, out to the city limits, the northwest quarter is zoned primarily for single-family homes.
Southeast Gustine
South of South Avenue and east of West Avenue, mostly single-family houses plus public-institution zoning; the City's planned single-family projects are all in this quarter.
Southwest Gustine
South of South Avenue and west of West Avenue, the southwest quarter is mostly single-family houses with some public-institution zoning.
Plenty of Pre-1950 Houses, Few New Ones
In PropertyRadar's records, Gustine's single-family stock skews old. PropertyRadar's records date 545 houses, or 29%, to before 1950 and another 21% to 1950 through 1969, while only 55 were built in 2010 or later. Counting all housing types, Census estimates put 82% of units in single-family detached houses.
Most houses that old fall under the federal lead paint disclosure rule: lead-based paint was banned for home use in 1978 but is still present in millions of homes, and sellers of most pre-1978 housing must disclose lead hazards they know about. We buy houses as-is, so the repairs can be left to us.
| Year built | Single-family homes | Share |

Gustine by the Numbers
Source: PropertyRadar property records, pulled October 18, 2026. Counts cover single-family properties with a Gustine site address in Merced County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $400,000 and fewer than half are at or below $375,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
PropertyRadar counts 1,857 single-family houses with a Gustine site address. About 28% have an owner who gets mail at a different address, 33 are flagged as vacant and 24 are behind on property taxes. The median PropertyRadar value estimate falls between $375,000 and $400,000.

Probate, Foreclosure and Public Records for Gustine Homes
Probate for a Gustine resident runs through the Superior Court of California, County of Merced, whose Civil Division handles it at the Old Merced Courthouse, 627 W 21st Street. Probate pleadings can also be filed at the Robert M. Falasco Justice Center in Los Banos, though the cases are heard in Merced. Talk with a California attorney about any specific estate.
A foreclosure goes public when the Notice of Default is recorded with the county recorder where the house is located. The statutory wording of that notice tells owners they may sell the property while it is in foreclosure, as long as the sale is completed before the foreclosure is. For Gustine, deeds and foreclosure notices are recorded at the Merced County Clerk-Recorder, 2222 M Street in Merced.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation. Do I have to go to Merced to file probate papers for a Gustine estate?
Not necessarily. Merced Superior Court accepts probate pleadings at the Robert M. Falasco Justice Center in Los Banos, but the cases themselves are heard at the Merced courthouse.
Where does Gustine get its water?
From four deep groundwater wells located around the city.
Are new homes being built in Gustine?
The City has worked with developers for about a decade on its planned Southeast Master Plan Area, and the City Council has approved vesting tentative subdivision maps for three developments, but the developers report trouble finding builders to complete them.
Are there any fees or commissions?
No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).
Do I need to make repairs or clean out the house?
No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.
