Ceres Grew Out From Fourth Street
Ceres traces its start to 1867, when the Daniel C. Whitmore family settled here with John Service and Cassius Warner; Whitmore built the town's first home in 1870, and the City and the Ceres Historical Society have restored it at 2928 Fifth Street. The town incorporated in 1918.
Early businesses opened around Fourth Street and along what is now Highway 99, and today drivers reach downtown from the highway at Whitmore Avenue, Second Street and Fourth Street. Since those 1870s beginnings the city has pushed its boundaries outward and grown significantly in population, above all in the 1980s, 1990s and 2000s. The Tuolumne River forms part of the northern city line.
Ceres has 49,342 residents in the Census Bureau's 2020-2024 estimates. Of the 14,417 housing units in those Census estimates, 77% are detached single-family houses and 5% are mobile homes.
Ceres, From the Whitmore House to West Landing
The original downtown, the Mitchell Road corridor and two plan areas annexed into the city.
Downtown Ceres
The City's Downtown Specific Plan, adopted January 10, 2011, covers about 121 acres bounded by El Camino Avenue, Whitmore Avenue, Ninth Street and Park Street, with Fourth Street meant to remain the commercial heart. Businesses, offices and civic buildings there are surrounded by residential neighborhoods.
Mitchell Road Corridor
About 450 acres along a 2.5-mile stretch of Mitchell Road, between Highway 99 and the Tuolumne River, fall under a specific plan adopted September 25, 1995. The City notes that commercial areas such as Mitchell Road have lessened downtown's economic role.
West Landing
West Landing takes in about 960 acres of developed, underdeveloped and agricultural land in west Ceres, bounded by Whitmore Avenue, Service Road, Ustick Road and the Union Pacific line; the area was annexed, and the City Council approved its specific plan 4-0 on June 27, 2011.
Whitmore Ranch
South of Whitmore Avenue and east of Moore Road, the Whitmore Ranch specific-plan area of roughly 94 acres has been annexed into Ceres.
The Ceres Housing Stock, Era by Era
Most Ceres houses were built between 1970 and 2009: PropertyRadar's single-family records put 42% in the 1990-2009 span and 38% in 1970-1989, while 657 were built before 1950. Counting every type of housing, the Census Bureau gives a median year built of 1986.
Homes older than 1978 carry a federal requirement: before a buyer is obligated under the contract, the seller of most such housing has to disclose known lead-based paint and lead hazards. Although lead paint was banned for residential use in 1978, the EPA notes that millions of homes still have it. Whatever the house needs, from a new roof to foundation work, we buy it in its current condition.
| Year built | Single-family homes | Share |
|---|---|---|
| Before 1950 | 657 | 6% |
| 1950–1969 | 1,230 | 11% |
| 1970–1989 | 4,140 | 38% |
| 1990–2009 | 4,502 | 42% |
| 2010 or later | 315 | 3% |

Ceres by the Numbers
Source: PropertyRadar property records, pulled October 20, 2026. Counts cover single-family properties with a Ceres site address in Stanislaus County. A site address uses the property's postal city, so these counts can include homes outside the city limits, in nearby unincorporated areas. "Median value range" means half of these homes have a PropertyRadar estimated value at or below $450,000 and fewer than half are at or below $425,000. Owner-occupied vs. absentee-owned is estimated from whether the owner’s mailing address matches the property or it carries a homeowner’s exemption. These are public-record estimates, not appraisals, and say nothing about any one home.
PropertyRadar lists 10,844 single-family homes in Ceres by site address. About 80% appear owner-occupied, leaving 2,223 whose owners are mailed at another address. In that same pull, 6 were listed for sale, 11 were in preforeclosure, 146 were behind on property taxes and 25 were flagged as vacant.
Ceres Situations, Tied to City Rules and County Records
Sixty days is the line
Ceres doesn't allow a building to stand vacant more than 60 days unless an exception applies, such as meeting all codes while actively offered for sale, lease or rent; board-up materials must be painted to match the building, and some vacant buildings are charged a monthly monitoring fee. PropertyRadar flags 25 Ceres single-family homes as vacant.
A family house to settle
PropertyRadar's records show 8 Ceres homes as probate properties. You can sell an inherited house to us without emptying it first: keep the things that matter to you, and the cleanout after closing is ours to handle. Read the guide →
A Notice of Default in the mail
PropertyRadar shows 11 Ceres houses in preforeclosure and 2 at the auction stage. A Notice of Default is recorded with the county recorder (Civil Code 2924), and a copy is sent by registered or certified mail within 10 business days (Civil Code 2924b). A California attorney can explain what the notice means for your dates. Read the guide →
Probate, Foreclosure and Public Records for Ceres Homes
In Stanislaus County, probate cases are filed in the Clerk's Office at the City Towers Courthouse, 801 10th Street in Modesto, the same building where probate hearings are held. Probate customers can look through the documents in court files online with the court's Case Search Portal. Whoever holds an original will has 30 days after learning of the death to deliver it to the superior court clerk, and Stanislaus County requires a cover sheet and a $50 fee when a will is lodged. A California attorney can advise on a specific estate.
California's reinstatement period starts when the Notice of Default is recorded and runs until five business days before the scheduled trustee's sale (Civil Code 2924c). The Notice of Default and the Notice of Trustee's Sale for a Ceres house go on record at the Stanislaus County Clerk-Recorder, 1021 I Street, Suite 101 in Modesto, whose recording window is open weekdays from 8 a.m. to 4 p.m. Deeds and other documents affecting title to county real property are recorded there too. A California real estate attorney can walk you through the deadlines in a particular case.
This is general information about how the process works, not legal or tax advice. Every estate and every foreclosure is different — talk with a California probate or real estate attorney (and a tax professional) about your situation. Ceres Home Seller Questions
How did Ceres get its name?
It comes from Ceres, the Roman goddess of agriculture. The town itself was settled in 1867 by the Daniel C. Whitmore family together with John Service and Cassius Warner.
When do unpaid property taxes on a Ceres house go into default?
Unpaid property taxes are declared in default by operation of law at 12:01 a.m. on July 1, and redemption penalties then accrue at 1 1/2 percent a month until redemption. For Ceres homes, property taxes are collected by the Stanislaus County Treasurer-Tax Collector at 1010 10th Street, Suite 2500 in Modesto. PropertyRadar shows 146 Ceres single-family homes with delinquent taxes.
What's a typical value for a Ceres house?
PropertyRadar's automated estimates put the median Ceres single-family home somewhere between $425,000 and $450,000. Condition and location push any single house up or down, so we base our offer on a walkthrough and recent nearby sales.
Are there any fees or commissions?
No. There are no agent commissions and no fees to work with us. We also cover the standard closing costs, so the offer we agree on is what you can expect to walk away with (minus any existing mortgage or liens on the property).
Do I need to make repairs or clean out the house?
No. We buy houses as-is. Take what you want to keep and leave the rest — we'll handle the cleanout and the repairs after closing.
Am I obligated to accept your offer?
Not at all. Our offer is free and there's no obligation. If selling to us isn't the right fit, we'll still try to point you toward a better option.
